As a San Diego real estate exclusive buyer agency, Globella exists to offer full representation to its discerning clients (San Diego home buyers). With much thought and attention given to your unique situation, you will be assisted, counseled, and represented by a Globella exclusive buyer agent. Whether you are a luxury buyer, relocation buyer, international buyer, first-time buyer, new-construction buyer, move-up buyer, downsizing buyer, investment buyer, 1031 exchange buyer, or vacation-home buyer you will receive the customized and personalized service that you are looking for.

You can expect to be treated with courtesy and professionalism as you begin your inquiry with Globella - and throughout the entire purchase process. Globella agents typically work with as little as 1-2 clients at one time in order to offer the best customer service, availability, and attention to your specific needs.

Globella clients have the opportunity to see every home on the market that meets their search criteria... without bias! We don’t take any listings (Globella never represents a seller), so we have no listings to sell you... but we have access to every home for sale in San Diego County. We will show you any home you want to see, including homes listed in the San Diego MLS, for-sale-by-owner properties, foreclosure or bank-owned listings, and short-sale listings. We will even accompany you to a foreclosure auction. Our obligation is to you-only. You are the boss.

The first step will be to determine whether Globella and you are a good match for each other. You will have an opportunity to meet face-to-face with a Globella agent to get acquainted and to discuss your property search and how we work. This initial consultation lasts one hour and is free of charge to all San Diego home buyers - we call it the Globella Buyer Strategy Session.

Once we’ve both determined to move forward, we will establish an agent-client relationship by forming a buyer representation agreement (view a copy of the agreement). The agreement obligates Globella to work on your behalf and represent your best interests as an exclusive buyer brokerage and indicates that you are allowing Globella to exclusively represent you on your San Diego real estate purchase. Begin and end dates will be established, as well as other points of interest including compensation for services, etc.

It is our goal to help you avoid costly mistakes, saving you time and money. We work hard to try to eliminate surprises. This is especially important if you lead a busy lifestyle!

'Prior-to-Escrow' Representation

Buying a home in San Diego is no small investment. We recognize the importance of your transaction, and we pledge to represent and counsel you through every stage of the purchase process. See below for a short list of services you will receive from Globella.

  2. Property and Statistical Research
  3. Scheduling/Organizing Viewings
  4. Property Viewings
  5. Home Value Analysis
  6. Drafting the Offer(s)
  7. Negotiation


'During-Escrow' Representation

Once you've negotiated an acceptable offer-to-purchase, we will guide you through the escrow process and help you address items such as:

  1. Inspections
  2. Disclosures
  3. Title Insurance
  4. HOA Documents
  5. Mortgage Approval
  6. Appraisal
  7. Termite Inspection
  8. Hazard Insurance
  9. Contingency Removal
  10. Verification of Property Condition
  11. Etc.

If, for any reason, you run into a major problem at any stage of the purchase process, we will help you take apart the transaction and start the process over again. As your San Diego exclusive buyer brokerage, it's our job to have your best interests in mind at all times. We approach each transaction as if it were our own purchase.
